  1. Listen to the December 21 meeting video starting at 28 and 1/2 minutes. Our planner has been working on this project with this developer for a year and a half, or maybe a year.

  2. That’s insane. And they had the nerve to try and use the public street diagonal parking to make up for their lack of required parking spaces ? WTH ?

  3. First they carved out the bank on 9th and approved it for 4 stories and now the dominos fall…9th Ave. St. Rose will get a variance and the Mediterranean too and so on and so on. Stop the Overdevelopment of Belmar with taller buildings and apartments everywhere.
    Develop our original Seaport plan and stick to lower buildings that are at the very least condos or townhomes. Redevelopment not overdevelopment or we will lose the charm of Belmar.

  4. the Church should improve the St. Rose Campus … a multi-story parking structure … with EV charging … would be nice.

  5. St Rose should use that space for another gym rather than relying on continued use of the Boro’s gym for instruction and practices for its teams. Or a parking lot to adequately supply its congregation, teachers and students with on sight parking. Or a swimming pool, chemistry lab, wood and metal shop facility or another academic use rather than selling for private gains.

    and by the way property values in Avon and SL are higher with less large scale and apartment development – let’s follow their lead – this type of development would be a big fat NO in those towns

  7. Belmar isn’t Avon or SL. We have a much bigger main st with many more diverse properties.
    And did I miss something? The Mayor and Council told them no unless they have the proper parking of scale back FAR.
    And, St Rose already sold the property didn’t they?

  8. #11- You’re right. We are not Avon or SL but apparently you would prefer we look like Asbury Park or Long Branch or Neptune. I personally prefer a more Avon-like look.
    Yes, I guess the M&C did ask them to sort out a minor parking issue. It’s all smoke and mirrors on their part to make it look like they actually care about the residents of this time. They do not. I would love to hear the behind the scenes conversations going on. Bunch of BS.
    If St. Rose did sell this property why is their name all over the applications????
    Finally, and trust me on this one, apartments as opposed to condos or townhomes is NOT good for a town our size. They will only increase costs to the remaining residents and lower property values in the long run.

  9. Let’s keep our vibe without adding more apartments aka future tenements to our Main Street and marina. No one gains but the developers if we let that happen.

    St. Rose pays Belmar $13K /year property taxes for the 2 unimproved lots … if the Church used the property for student, staff and parishioner parking … it would be tax exempt and lessen neighborhood parking demand.

  11. Mr Creamer, is the $13K tax payment to Belmar or proportioned between County, School and Boro?
    I think part of the negotiation was that the property would not be used as a parking lot. This prime location shouldn’t be a private parking lot at 8th and Main.

  12. #17 … the $13K tax payment goes to the Boro, County and public school district … the assessed value of the 2 lots is $925K.

    other houses-of-worship in town don’t pay taxes on parking lots … a good example is the 5th Avenue Chapel

  13. Does anybody think about the fact that many base foundations in Avon have forever been built upon topography that is at least one story high to start? Planning?

    Raising houses post Sandy, etc was the safest thing to do in high velocity and low lying street levels.

  14. This one looks like they kept the sidewalk at least. The building on 9th ave put the sidewalk of 9th under the building because it is cantilevered over it. Not a good look imo
