I hope councilmen Brennan and Levis get to the bottom of the row boat rental/storage yard **** that has been going on for years. The town has lost thousands from not collecting in the boat rental slips. Plus the use of boro property for storage trailers and boats is unsightly.
I’d like to see a detailed site plan of the Belmar Marina showing boat slips, parking, leaseholds, dredge spoils handling, buildings, etc … I checked the Belmar Marina webpage … no cigar.
#2 … I think the lease was long term with renewable option … you can OPRA the lease if interested
Thank you for your response Mr. Creamer. I’ve tried to do a little research. It’s confusing. Not sure who rent for bait shop is paid to, the town or chef’s international. As far as the 20+ boat slips and storage trailers/boat storage which is town owned I can’t find how much is paid to the town. I’m sure 20+ boat slips brings in a nice chunk of revenue for the town. I guess I can inquire at a town council meeting or have our attorney inquire. Thank you
#4 Based on resolution 2023-53. Boat slip rentals for jet skis brings in between $650 to $900 per slip. While boats bring in between $131 to $139 per foot. So you are correct, that’s a nice chunk of change for the boro.
Now that the new Planning board and Council is in place can they overturn the ordinance that increased the height from 52 feet to 60 feet where the Mediterranean Project is proposed and they are currently getting all the permits or approval?
Or that is a timeframe that the ordinance cannot be changed once approved?
And what happens if the Developer once he got the green light from the previous Planning board/Council in regards to the height increased to 60 feet and proceeded to get all the permits/studies etc. can the developer be stopped? Or if they are rejected have the rights to sue Belmar?
Interesting #5. So the person with the row boat, storage concession should be paying the town at least $20,000 or more for those spots. I’m confident Mr. Levis will get to the bottom of it.
(Anyone with documentation about this concession, please submit it, Editor.)
#6 … on 7/19/2022 the NJDEP issued a deficiency letter in response to the developer’s CAFRA application … the letter requires major revisions to the Site Plan … any revision to the Site Plan requires Belmar Planning Board approval.
#2 tackle shop rent goes straight to Chefs.
#5 concrete 30’ dock slips are $131.33 x 30 it does not go by size of boat. Slips 35’ and larger are $139.79 x what size slip you have.
Wooden docks are $85.00 x per foot of the vessel.
Not sure what town gets for rental boats but those slips are not that desirable because you can’t fit more than what docks there now.
The biggest mistake town made was not repairing A dock after Sandy. That dock was always full it was for boats up to 25’ that’s $3,283.25 per slip instead $650.00 for a jet ski. And they need to look into those discounted slips to really see if they should be discounted or was it just fiction to get a discounted slip.

Is the marina bait/tackle/boat rental concession due to come up for bid soon? I would love to apply.

A question to Mr. Creamer or other experts

Isn’t the bait shop, row boat concession run by ex police chief Palmisano? That would explain a lot.

So what does the concessionaire pay the town for the 20+ row boat rental slips plus space for winter storage and storage trailers on boro property?
#11. Mark Levis is on the harbor commission. Maybe he can look into it and shed some light.
