Just went by 9th & Main St. That project is ridiculous. Ruining our quaint town like all Depeppe developments. Can’t wait to see the monstrosity Kapalko is going to put up at 6th & main. Terrible. Past administration was duped!

#1 It’s much better than an old building not maintained or occupied. That old bank building was vacant for a long time and no one had interest in repairing it as it stood also there was no business or tenants in it. I’m glad they redeveloped it before it fell into further disrepair and became a bigger eyesore. It was for sale at one point in time and this developer purchased it if you were so concerned you could have tried to put your money where your mouth is and done something. By the way the difference between Walsifer and his admin and the prior Doherty admin (that is playing a big role with the current admin) is that Depeppe got PILOT programs and tax breaks at least that was not given by Walsifer’s admin to developers so they will be paying into the tax ratables.
#5 I am educated, pilot programs are to encourage development by offering tax breaks for years down the road once project is complete.
Attracting commercial, residential and industrial development to areas most in need of redevelopment or rehabilitation is often difficult so municipalities are increasingly utilizing New Jersey’s Tax Abatement Programs, providing for Payments in Lieu of Taxes or “PILOTs” to help with community growth and progress in these areas. #4 The monstrous 9th and main building is absolutely the fault of Mark Walsifer, Jim McCracken, Tom Carvelli, Ed Kirschenbaum, *** ******, *** *** ******. The Walsifer administration allowed the Taylor family to build whatever they wanted on those lots by using the redevelopment law and spot zoning to let the Taylors write the rules. The town could have dictated what the development should look like, but they absconded their responsibilities. They were then rightly voted out. Now we are stuck with that eyesore and future ****.

It has store fronts on the 1st level facing Main, inside parking on the first level and outside parking on the East side with 2 floors of condos. The building height is more like those at 5th and Main and 8th and Main. Not at all like 10th and Main. They are to be condos for sale not rental apartments. Now any and all of this could change when final plans are presented but the conceptual proposal was according to code.
Curious. You are no doubt a transplant and not a Belmartian. If you think that eyesore is ok then you need to go back where you came from. Taxes, Pilot, I don’t care. That building is horrible. Brett Lomas was right.

I’m educated and I understand people do not like change but you can’t let buildings die and remain vacant and continue to deteriorate that’s not the look for belmar I want to see at least. Belmar is not old and dying out. We need to plan for the future for ourselves and our children.
Just because we have a different opinion doesn’t mean I’m not a belmar local. I probably do a lot more for the Borough then you realize and I am a very active member of the community and do my best to make belmar a better place.

#5 the comment by #4 is correct. The Doherty admin used the PILOT program for the 10th Ave and 5th Ave properties. It was a political stunt. The town gets a little money, the school gets none. It was all for campaign literature.

Don’t forget Depeppe was given our commuter parking lot for next to nothing. He was supposed to give 20+ parking spots back but who would know they were allowed inside that building. Plus he got Pilot on top of that while Dirty Doherty (Deleted by Editor.) It’s a tangled web. They all belong in jail.

I live within a block of the belmar inn and personally see daily/weekly the sort of stuff that goes on in front of that building. The constant police and ambulance. On top of that I am very concerned about that actual building from a fire perspective. My neighbors at the meeting got up and spoke about how they are uncomfortable to walk their children past there.
We get it. Anything new and shiny is better. Give us the monstrous out of code developments, the giant offshore windfarms, the 5G towers along the beachfront! It’s all here to better our lives because even though it’s ten pounds of $#!t in a five pound golden fleece bag, it’s better than the alternative, right? Oh yeah, progress for sure.
Just keep “settling” for less disguised as more because the one-percenters in town and the one-percenters on the planet need more and you need to feel like you’re part of it by rubbing elbows at the clubs and social gatherings with them. You can have an opinion but it’s wrong because you’re misinformed because you haven’t gotten outside of your elitist bubbles and away from political discord to figure out what the hell went on in this town for the past two administrations or in this country for the past thirty years.
“Bigger, higher, farther, faster” always is the death knell for small town America. The corporate oligarchy and autocrats don’t care what party you’re affiliated with. They just want to grab all the money they can while they distract you with politics. They’re all in bed together. The two-party system is a failure for the common man but it’s a rousing success for them as divide and conquer is their main goal.
Hey curious. In the meanwhile taxes have increased faster in Belmar over the past 5 years than Lake Como, Spring Lake and Spring Lake Heights. Towns that WE share services with. The only thing we are sharing is our pocketbooks. Someone please look at these so called agreements. We’re getting shafted.

#18 taxes went up at a higher percentage than those other towns because Doherty’s admin spent a lot of money that the borough didn’t have and then tried to please people by moving money not paying insurance bills and other bills and then smiled in everyone’s face as they didn’t raise taxes. So when the taxes had to be raised it was at a higher rate but remember you didn’t have any increases for eight years. So before you compare apples to oranges you have to go back further
#21 is right. The Doherty admin played a dangerous shell game with finances. Unfortunately for the town, Mr Doherty had higher political aspirations and needed a story to tell. We were the victims of that story.
I’m afraid that Mr Walsifer was voted out due to his underestimating the reaction to some of his decisions. He put his faith in the wrong people and paid the price.
Let’s hope this new admin learns from the mistakes of the past and governs with integrity. I see some warning signs already but I still have hope.
